Solution:

We were able to find a high street lender who was happy to lend on the contract value, rather than his self-employed income, meaning that his borrowing capacity was three times higher than it might otherwise have been.

We were rather sceptical about equity release having heard tales of extortionate pay back rates etc. Once you were involved information became much clearer. You explained the different types of equity release and gave us concise and understandable information so that we could form our own decision on what was right for our own individual circumstance.
Short Lease Mortgages
Many mortgage lenders refuse to lend where the lease has fallen under 75 years. This is not true of all lenders and we have arranged mortgages for clients in the past on properties with very short leases indeed, particularly in London. For most clients this is a more affordable option than extending the lease, but it does require specialist knowledge, which we are happy to provide.

Our client owned a number of prime London properties on an unencumbered basis and was in receipt of an income from an off-shore trust. She wanted to raise money on two properties on a buy to let basis, to allow her to expand her portfolio, but found that most lenders were unhappy with her income and employment status.
Solution
We were able to source a lender with a Channel Islands presence who were comfortable with the client’s income and asset position and were consequently able to lend.

Mr and Mrs R were buying a semi derelict bungalow with a view to demolishing it and building a new family home. They had previously spoken to a self-build specialist and been quoted a high rate and 2% arrangement fee.
Solution
We were able to use our long established relationships to agree a bespoke mortgage allowing them to borrow 75% of both the land and build costs with lower interest rate and arrangement fee.

Bridging Finance
Mr and Mrs M had found their perfect retirement home in a road where very few properties ever came up for sale. Whilst they had secured a buyer on their own home almost immediately, their buyer had a chain below them, meaning that their transaction would take 3-4 months to go through. As the sellers of their new house were unwilling to wait Mr and Mrs M were in danger of losing it.
Solution
Due to increased competition in the bridging market, JLM arranged a bridging loan without monthly repayments and on a far lower rate than the clients expected. As there were no early repayment penalties, the loan and interest was repaid in full once their house sale completed.
Commercial Mortgages
Obtaining commercial finance is notoriously difficult and most people start and finish their search with their own high street bank. With the rise of the challenger banks and a greater desire to lend, it is worth shopping around more than ever.
